The very first thing you need to do is to get pre-qualified for a mortgage. This will allow you to know what realistic budget you have.
You will need to have at least 1% of the purchase price available immediately to have for a binder deposit. The binder deposit, or earnest money deposit, is your good faith in purchasing the property, but the binder deposit will be used towards the money you need to have for closing. The down payment is going to be anywhere from 3% to whatever you and your lender have decided unless you have a VA mortgage.
Also, there are closing costs and prepaids aside from the down payment. Depending on the market conditions, it is not out of the question that the seller may pay a portion of your closing costs if negotiated into your purchase and sales agreement.
Typically, you will have to pay for any and all inspections. Also, you will normally pay for the appraisal up front to your mortgage lender.
