The very first thing you need to do is to get pre-qualified for a mortgage. This will allow you to know what realistic budget you have.

How many homes should I see before making an offer?

You should see as many as you need to ensure you find the perfect home. On average, home buyers will look at hundreds of homes online but will see 10 homes in person before writing an offer.

How long does it take to get a mortgage?

The entire mortgage process, from preapproval to getting the actual loan, can take between three to six weeks to complete when the market is stable.

How long does the home buying process take?

Typically, anywhere from 30-45 days.

How do I know if the property is a good deal?

We will look at houses that have recently sold in the area that are similar to the one you are buying to ensure that you are paying a fair price.

When can I back out if I change my mind?

You can always back out of a deal, but you may have to forfeit the earnest money you put down with the offer. Earnest money is typically around 1%-2% of the home’s price.

How much money do I need to have to actually purchase the house, for down payment, etc?

You will need at least 1% of the purchase price immediately for a binder deposit and about 3% to whatever you and your lender have decided for the down payment, unless you have a VA mortgage.

How much do real estate agents charge for assisting in buying a home?

In most cases, nothing at all! The sellers pay their realtor a fee, and then that listing agent pays the buyer’s agent for bringing the buyer and facilitating the transaction.
